Ein persönlicher Blick hinter die Kulissen

Wenn ich ehrlich bin, erinnere ich mich an die wenigsten Quadratmeterzahlen.
Was mir geblieben ist, sind die Gespräche am Küchentisch, die Anrufe spät abends, die Pausen, in denen jemand erst einmal Luft holen musste, bevor es weiterging.

Der Verkauf einer Immobilie ist für viele Menschen eine Ausnahmesituation.
Das habe ich früh gelernt – und es prägt meine Arbeit bis heute.

„Was, wenn wir einen Fehler machen?“

Vor einigen Jahren begleitete ich ein Ehepaar, das sein Haus nach über 30 Jahren verkaufen wollte.
Der Wunsch zu verkaufen war da – die Sicherheit nicht.

Die häufigste Frage war nicht der Preis, sondern:
Was, wenn wir später feststellen, dass wir es falsch gemacht haben?

Wir haben uns Zeit genommen.
Den Markt analysiert, Alternativen durchgesprochen, Risiken benannt – auch solche, die nicht für einen schnellen Verkauf sprachen.
Am Ende wurde verkauft. Nicht überstürzt, sondern bewusst.
Der entscheidende Satz kam nicht beim Notar, sondern danach:
„Jetzt fühlt es sich richtig an.“

Kontrolle behalten, ohne alles selbst tragen zu müssen

In einem anderen Fall ging es um eine Eigentümergemeinschaft. Unterschiedliche Vorstellungen, unterschiedliche Zeitpläne, unterschiedliche Interessen.

Ein Eigentümer sagte mir sehr klar:
„Ich möchte nicht alles aus der Hand geben – aber ich kann das auch nicht alleine stemmen.“

Genau hier liegt oft der Kern.
Meine Aufgabe war es nicht, Entscheidungen zu erzwingen, sondern Struktur zu schaffen:
klare Schritte, nachvollziehbare Abläufe, transparente Kommunikation für alle Beteiligten.

Der Verkauf war am Ende weniger kompliziert als befürchtet – nicht weil es einfach war, sondern weil jeder wusste, woran er ist.

Die Angst vor dem falschen Käufer

Diese Sorge begegnet mir regelmäßig, besonders bei selbstgenutzten Immobilien.
Ein Verkäufer sagte einmal:
„Ich möchte nicht, dass später jemand kommt und mir Vorwürfe macht.“

Wir haben den Kreis der Interessenten bewusst begrenzt, Bonitäten geprüft und Gespräche geführt, die über den Kaufpreis hinausgingen.
Der Käufer passte – nicht nur finanziell, sondern auch menschlich.

Der Verkäufer sagte später:
„Ich habe nicht das Gefühl, etwas hinter mir lassen zu müssen.“

Emotionen gehören zum Prozess

Ich habe gelernt, dass Emotionen kein Hindernis sind.
Sie werden nur dann zum Problem, wenn man sie ignoriert.

Gerade bei Häusern, in denen Kinder groß geworden sind oder mehrere Generationen gelebt haben, braucht es Zeit.
Manchmal auch einen Schritt zurück, bevor es weitergeht.

Ein Verkauf muss nicht schnell sein, um gut zu sein.

Warum Transparenz für mich entscheidend ist

Ich erkläre meinen Auftraggebern, was ich tue – und warum ich es tue.
Nicht, weil ich muss, sondern weil Vertrauen nur so entstehen kann.

Es gab Fälle, in denen ich von bestimmten Schritten abgeraten habe, obwohl sie kurzfristig einfacher gewesen wären.
Langfristig war das immer die richtige Entscheidung.

Mein persönliches Fazit

Ein Immobilienverkauf ist kein standardisierter Vorgang.
Er ist immer auch ein persönlicher Prozess.

Wenn ich heute gefragt werde, woran ich meine Arbeit messe, dann nicht an Abschlüssen allein.
Sondern an dem Moment, in dem mir jemand sagt:
„Gut, dass wir das nicht allein machen mussten.“

Das ist es, was für mich professionelle Maklerarbeit ausmacht.
