Wer heute nach einem Reihenhaus in Bonn sucht, trifft auf einen vergleichsweise kleinen und gleichzeitig sehr unterschiedlichen Markt. Lage, Grundstück, Baujahr, energetischer Zustand und Modernisierungen können den Wert erheblich beeinflussen.

Die scheinbar einfache Rechnung

Wohnfläche × durchschnittlicher Quadratmeterpreis = Immobilienwert

greift deshalb gerade bei Reihenhäusern häufig zu kurz.

Ein Reihenhaus ist mehr als seine Wohnfläche

Bei einem Haus kommen zahlreiche Faktoren zusammen.

Da ist zunächst das Grundstück. 90 Quadratmeter Wohnfläche auf einem kleinen Grundstück sind anders zu bewerten als dieselbe Wohnfläche mit einem großzügigen Garten.

Hinzu kommen beispielsweise:

  • Keller und Nutzflächen
  • Garage oder Stellplatz
  • Terrasse und Balkon
  • Größe und Ausrichtung des Gartens
  • Raumaufteilung
  • Modernisierungszustand
  • energetische Qualität

Ein Reihenhaus aus den 1960er-, 70er- oder 80er-Jahren kann sich weitgehend im ursprünglichen Zustand befinden – oder bereits über neue Fenster, ein modernisiertes Dach, eine zeitgemäße Heizung und erneuerte Bäder verfügen.

Auf dem Papier können es zwei ähnliche Häuser sein. Ihr tatsächlicher Marktwert kann trotzdem erheblich voneinander abweichen.

Was kosten Häuser in Bonn?

Immobilienportale liefern dafür eine erste Orientierung. Die dort genannten Quadratmeterpreise sollten allerdings nicht mit tatsächlich erzielten Kaufpreisen gleichgesetzt werden.

Denn ein Angebotspreis zeigt zunächst nur, zu welchem Preis eine Immobilie am Markt angeboten wird.

Für eine fundiertere Einordnung sind deshalb auch die Daten des Gutachterausschusses der Bundesstadt Bonn interessant. Dessen Immobilienrichtwerte basieren auf der amtlichen Kaufpreissammlung und damit auf tatsächlich beurkundeten Immobilienverkäufen.

Aber auch ein Immobilienrichtwert ersetzt nicht die Betrachtung des einzelnen Hauses.

Warum zwei Häuser in derselben Straße unterschiedlich viel wert sein können

Nehmen wir zwei Reihenhäuser mit jeweils rund 90 Quadratmetern Wohnfläche.

Beide stammen aus derselben Bauperiode. Beide verfügen über einen Garten und sind unterkellert.

Trotzdem kann ihr Marktwert deutlich voneinander abweichen.

Das eine Haus besitzt vielleicht eine Garage, eine gute Einbauküche, einen Balkon und einen Keller mit direktem Ausgang zum Garten. Beim anderen stehen möglicherweise Heizung, Fenster, Elektrik oder Dach zur Modernisierung an.

Auch Grundstücksgröße, Gartenausrichtung und selbst die genaue Lage innerhalb einer Straße können den Wert beeinflussen.

Deshalb sollte die Bewertung eines Reihenhauses nicht bei der Wohnfläche beginnen und dort schon gar nicht enden.

Die Mikrolage macht den Unterschied

Bonn besteht aus zahlreichen unterschiedlichen Teilmärkten.

Endenich ist dafür ein gutes Beispiel. Der gewachsene Stadtteil verbindet die Nähe zur Innenstadt mit Wohnquartieren, Universität, Kulturangeboten und einer guten Verkehrsanbindung.

Doch selbst innerhalb eines Stadtteils ist nicht jede Lage gleich.

Verkehr, Ruhe, Parksituation, öffentlicher Nahverkehr, Einkaufsmöglichkeiten, Schulen und Kindergärten sowie die unmittelbare Nachbarschaft beeinflussen die Attraktivität einer Immobilie.

Für eine Familie, die dort viele Jahre leben möchte, können solche Faktoren wichtiger sein als einige zusätzliche Quadratmeter Wohnfläche.

Der energetische Zustand wird wichtiger

Auch dieses Thema hat in den vergangenen Jahren deutlich an Bedeutung gewonnen.

Kaufinteressenten fragen heute genauer:

Wie wird geheizt? Wie alt sind Fenster und Dach? Welche energetischen Maßnahmen wurden bereits durchgeführt? Welche Investitionen könnten in den kommenden Jahren notwendig werden?

Dabei sollte ein älteres Haus nicht automatisch schlechtgerechnet werden.

Entscheidend ist vielmehr, welche Investitionen tatsächlich notwendig sind – und welche lediglich wünschenswert wären.

Eine seriöse Immobilienbewertung sollte beides unterscheiden.

Angebotspreis ist nicht gleich Marktwert

Wer auf einem Immobilienportal nach vergleichbaren Häusern sucht, sieht zunächst Angebotspreise.

Der tatsächlich beim Notar vereinbarte Kaufpreis kann davon abweichen.

Deshalb arbeite ich bei einer Wertermittlung nicht mit einem einzigen Internetwert.

Ich betrachte Marktdaten und Vergleichsangebote, die Immobilienrichtwerte des Bonner Gutachterausschusses und – mindestens ebenso wichtig – die konkrete Immobilie selbst.

Erst daraus entsteht ein realistisches Gesamtbild.

Ein typisches Beispiel aus Bonn

Nehmen wir ein Reihenmittelhaus aus den frühen 1980er-Jahren mit rund 90 Quadratmetern Wohnfläche, vier Zimmern, drei Schlafzimmern, Keller, Balkon, Garten und Garage.

Bei einer solchen Immobilie zeigt sich sehr schnell, warum die reine Quadratmeterrechnung nicht ausreicht.

Denn für einen Käufer stellt sich nicht nur die Frage:

„Was kostet ein Quadratmeter?“

Viel wichtiger ist:

„Was bekomme ich insgesamt für mein Geld – und passt dieses Haus zu meinem Leben?“

Genau diese Frage sollte auch bei der Preisfindung auf Verkäuferseite eine Rolle spielen.

Erst bewerten – dann über den Verkauf entscheiden

Nicht jeder Eigentümer, der wissen möchte, was sein Haus wert ist, möchte es anschließend sofort verkaufen.

Das muss er auch nicht.

Eine fundierte Einschätzung kann zunächst eine Entscheidungsgrundlage sein – für einen späteren Verkauf, eine familiäre Vermögensplanung, eine Erbschaft oder einfach, um den aktuellen Wert des eigenen Hauses zu kennen.

Aus meiner Erfahrung beginnt eine gute Immobilienvermittlung deshalb mit drei Schritten:

Informieren. Beraten. Vermitteln.

Und manchmal bleibt es zunächst bei den ersten beiden.
