Der Verkauf einer Immobilie ist keine rein sachliche Entscheidung. Grundrisse, Quadratmeterzahlen und Energiekennwerte sind wichtig – doch ob ein Interessent sich wirklich für ein Objekt begeistert, entscheidet sich häufig viel früher. Aus meiner langjährigen Erfahrung weiß ich: Oft reichen wenige Sekunden. Springt in dieser Zeit der berühmte Funke nicht über, wird selbst die schönste Immobilie zur bloßen Ansammlung von Räumen.

Genau hier setzt Home Staging an – ein Verfahren, das in Deutschland lange unterschätzt wurde, inzwischen aber zunehmend an Bedeutung gewinnt. Ziel ist es, eine Immobilie für den Verkauf so aufzubereiten, dass sie emotional anspricht und ihr volles Potenzial zeigt.

Warum Neutralität überzeugt

Ein zentraler Grundsatz des Home Staging ist die Entpersonalisierung. Private Fotos, religiöse Symbole, Sammlungen oder übermäßiger Dekor werden bewusst entfernt. Das hat einen einfachen psychologischen Hintergrund: Je weniger die Immobilie von der Persönlichkeit des bisherigen Eigentümers geprägt ist, desto leichter fällt es Interessenten, sich selbst dort wohnen zu sehen.

Die Deutsche Gesellschaft für Home Staging und Redesign zählt heute rund 200 spezialisierte Agenturen in Deutschland – bei der Vereinsgründung 2010 waren es gerade einmal 20. In den USA ist das Verfahren bereits seit den 1970er-Jahren etabliert. Dass es sich hierzulande erst später durchgesetzt hat, liegt weniger an seiner Wirksamkeit als an der langsamen Entwicklung des Marktes.

Der Vergleich ist naheliegend: Ein gebrauchtes Auto würde niemand ungewaschen und ungepflegt verkaufen. Warum also eine Immobilie?

Kosten, Nutzen und der entscheidende Vorteil

Die Kosten für Home Staging liegen in der Regel zwischen ein und drei Prozent des Verkaufspreises. Ja, häufig lässt sich durch die professionelle Aufbereitung auch ein höherer Preis erzielen – Größenordnungen von zehn bis 15 Prozent sind keine Seltenheit. Für mich steht jedoch ein anderer Aspekt im Vordergrund: die deutlich verkürzte Verkaufszeit.

Während Häuser ohne besondere Vorbereitung oft ein halbes Jahr oder länger am Markt sind, lassen sich gestagte Immobilien vielfach in wenigen Wochen verkaufen. Ein Beispiel aus Wachtberg zeigt das eindrucksvoll: Dort war ein Objekt nach rund 60 Tagen veräußert. Das spart Zeit, senkt laufende Kosten für den Verkäufer und reduziert den Aufwand für alle Beteiligten.

Hinzu kommt ein weiterer Vorteil: Kaufinteressenten sehen bereits beim ersten Termin, welches Potenzial in einer Immobilie steckt. Viele Menschen können sich leerstehende oder stark individualisierte Räume schlicht nicht vorstellen – Home Staging übernimmt diese gedankliche Arbeit.

Mein Fazit: Jede Immobilie profitiert davon, beim Verkauf im bestmöglichen Licht gezeigt zu werden – unabhängig von Größe, Lage oder Preisklasse. Home Staging ist kein Selbstzweck, sondern ein wirkungsvolles Instrument, um Angebot und Nachfrage schneller und besser zusammenzubringen.
